Start with your brief.

Decide what the property needs to do for you.

We discuss your available budget, intended rental or resale strategy, preferred areas, funding and willingness to undertake work. An investor seeking a straightforward rental will need a different search from a buyer prepared to solve a complex property problem.

Look across the market.

Consider opportunities from more than one route.

Our search can include properties on the market, off the market, through receivers and administrators, and at auction. We also consider whether a suitable auction property can be acquired before the auction, where the seller agrees.

We focus on how an opportunity fits your brief. A discount on its own does not make a property suitable.

Challenge the deal.

Bring the price, condition and legal questions together.

We review relevant sale comparables, rental expectations, the work needed and the likely purchase costs. Tenure, occupation and any unusual legal issues should be identified early, with the legal position checked by your solicitor and condition assessed by appropriate specialists.

Plan the purchase.

Understand the commitments before proceeding.

We discuss the purchase route, funding and next steps so you can make an informed decision. At auction, the contract and completion timescale require particular attention before bidding. We explain our fee and scope before you instruct us.

Prepare for ownership.

Continue the plan after completion.

We can discuss preparation for letting and ongoing management. The sourcing service includes 12 months’ free property management, tenant finding, inspections and rent guarantee insurance where applicable. Eligibility, scope and any separate costs are explained before instruction.

We help you assess a purchase. Your solicitor, surveyor and finance adviser provide the specialist advice relevant to their roles.

An estimated value is not a guaranteed selling price. Allow for acquisition costs, finance, works, letting costs and ongoing obligations when considering an investment.
